Do I need a permit to finish my basement?
Yes in most municipalities, especially if you add a bedroom, a bathroom or electrical circuits. Call your municipality before you start: the rules differ from one town to the next.
What insulation goes on foundation walls?
Rigid insulation fixed straight onto the concrete, which doesn't mind moisture, then framing and drywall. Avoid a polyethylene vapour barrier against the concrete, which traps moisture behind the wall.
Does it add value to the house?
A finished, dry basement adds living space, especially with a legal bedroom and a bathroom. A finished basement that smells damp does the opposite and scares off buyers and inspectors.
How long does the work take?
Count four to eight weeks to finish an unfinished basement, longer with a bathroom or a moisture repair. Inspections and drywall drying time take a good share of it.
Does the contractor need an RBQ licence?
Yes if they carry out or coordinate the work for you. If you run the site yourself and pay workers by the hour, the licence does not apply, but then the result is on you.
